Job Description :

Moldaw Residences (MR), a 193-unit continuum of care retirement community located in Palo Alto, is seeking an experienced Sales Counselor. The Sales Counselor is responsible for planning, developing, directing and coordination of all aspects of marketing and selling the independent units including telephone contact, direct sales, advertising, and public relations. For this position you will report to the Senior Director of Sales.

Essential Job Functions:

  • Plan, develop, and execute all aspects of community unit sales.
  • Manage all information relating to the prospective resident/inquiry: communication with administration, communication with direct supervision and accurate documentation of all contacts in the Leads Management System.
  • Work with the prospective resident, family members, and key influencers (physician, attorney, trust officer, as appropriate) to facilitate a timely and beneficial commitment to the community. This includes frequent personal contact with the prospective resident including but not limited to telephone calls, home or office visits, events, seminars, and tours as appropriate.
  • Responsible for the professional handling of all incoming inquiries. Manage the sales process through first inquiry to receipt of deposit to move-in in relation to the representation, negotiation and promotion of the community to that individual.
  • Meet all sales and move-in objectives as outlined in the marketing plan.
  • Staff the office during business hours, which may include evenings and weekends.
  • Interact with other departments, assuring that apartments are properly prepared for move-in and keeping all pertinent parties apprised of move-in dates and possible adjustments.
  • Prepare and maintain accurate and timely records, analysis and studies as required including an annual marketing plan.
  • Fully executes the sales, marketing, referral and advertising objectives and strategies as outlined in the annual marketing plan.
  • Keep updated about relevant, operational, competitive, and company information, in order to respond effectively to inquiries from contacts and convey the Moldaw Residences message.
  • Adhere to LCS marketing guidelines.
  • Responsible for the development of an annual marketing plan.

Other Duties:

  • Plan public information programs and carries out such programs by working with all news media.
  • Plan and arrange for open houses, publicity brochures and displays, soliciting the cooperation of community staff and residents in these efforts.
  • Write news releases for all news media to disseminate information regarding activities of Moldaw Residences that would be of a general interest.
  • Assume responsibilities for personal work areas and maintaining areas in a presentable manner.
  • Address civic organizations, businesses, and service organizations, representing the community in such activities.
  • Participate in the research, preparation and writing of the department budget.
  • Operate the department within budget guidelines.
  • Purchase and inventories marketing office supplies, equipment and furniture in accordance with Moldaw Residences policies.
  • Select, train, evaluate and discipline all marketing personnel.
  • Attend in-service training and education sessions as assigned.
  • Perform specific work duties and responsibilities as assigned by direct supervision or administration.

QUALIFICATIONS:

  • Bachelor’s degree or higher desirable.
  • Previous experience in retirement community sales preferred.
  • Knowledge of real estate laws and practices preferred.
  • Three (3) years in a direct customer service position required.
  • Must demonstrate excellent verbal and written communication skills and have the ability to communicate and present in person, in writing, and on the telephone effectively in English. Must be an effective presenter with both large and small groups.
  • Ability to perform simple arithmetic.
  • Skill in use of computer software including MS-Word.
  • Must be able to generate a warm, friendly and caring manner on first impression.
  • Must be familiar with and adhere to guidelines related to the Fair Housing Act (FHA) and the Americans with Disabilities Act (ADA) regulations in all aspects of the position, including sales presentations and marketing materials.

PHYSICAL REQUIREMENTS/WORKING CONDITIONS:

  • Normally works in well-lighted, comfortable surroundings.
  • Must be able to concentrate with frequent interruptions.
  • Must be able to walk for up to 75% of the workday.
  • Must be able to tour through the entire building, up to one mile, occasionally pushing a wheelchair.
  • Must be able to bend and stoop.

Pay: From $85,000.00 per year
