Role Overview

The role of the Renovation Manager in Chattanooga is to handle all aspects of minor and major renovations for all of our homes in the pipeline, up to 5 homes per month, including budgeting / scopes of work, hiring contractors / vendors, and managing renovations all the way through to completion to make a home rent ready. Adherence to budgets and schedules and our Beyond Homes’ standards is paramount. Quality control and speed must be balanced appropriately. The Renovation Manager will need to have the ability to give direction, establish relationships with critical partners, anticipate roadblocks, and work in a team environment both with our partners in Chattanooga, and with a remote support team distributed around the US. To be successful in this role, the Renovation Manager must be highly organized, computer savvy with a handful of software we use in house, have a willingness to learn and not be afraid to get your hands dirty.

What you will do…

  • Estimating Budgets and Scopes of Work - You will walk / inspect homes and create an accurate estimate of what needs to be done to meet Beyond Home’s standard specs and finishes.
  • Manage Renovation Projects - You will directly oversee all renovation projects in Chattanooga, working closely with contractors in ensuring projects are completed in a timely and cost-effective manner, while maintaining high quality and adhering to our strict safety standards.
  • Building and Maintaining Vendor List - You will help source and build relationships with local contractors, vendors and other subs who we can continually work with to renovate and maintain all the homes in our pipeline. You will constantly score and rank our vendors to ensure we are rewarding the ones who outperform with more and more opportunities.
  • Walkthroughs and Releasing Payment - During and at the end of a renovation project, you will walk the houses at regular intervals to inspect progress, test systems and functions of the house, and submit approvals to accounting to release payments to our vendors as work is completed to your satisfaction.
  • Maintenance and Turns of Existing Homes - In addition to renovations, you will also coordinate with our property managers to manage the same teams and vendors that will perform repairs and maintenance on tenant-occupied houses, as well as managing turns after a tenant leaves a property, to make the home ready for the next tenant.
  • Managing Lease Ready and Resident Move-Ins - Once a renovation or turn is complete, you will be responsible for assisting the property managers to get the home listed, including taking marketing photos, installing lock boxes and yard signs. Additionally, you will meet new residents on the day of move-in to share keys and complete a move-in inspection.

Who you are…

  • 3-5 Years single family construction / renovation or home inspection experience
  • General and specific residential construction knowledge including sequencing and project management
  • Knowledge of building codes, methods, materials and construction principles including general knowledge of plumbing, electrical, mechanical, carpentry and foundations
  • Ability and willingness to climb ladders and enter crawl spaces when necessary
  • Aptitude with technology to manage workload, including spreadsheets, email, and communications software
  • Strong attention to detail
  • Must be willing to learn and take initiative
  • High School Diploma (or GED) required; college or advanced degrees in construction management preferred but not required

Job Type: Full-time

Pay: $55,000.00 per year

Schedule:

  • 8 hour shift
  • Monday to Friday
