About the Organization: Preservation of Affordable Housing, Inc. (POAH) is a national nonprofit organization whose mission is to preserve, create and sustain affordable, healthy homes that support economic security, racial equity and access to opportunity for all. POAH owns and operates more than 12,300 affordable homes at more than 124 properties in 11 states and the District of Columbia. POAH is based in Boston with offices in Chicago and Washington, DC.

About the Opportunity: The Development Intern will report to one or more of the office’s vice presidents for real estate development. However, POAH is a team-oriented company, and any employee is expected to act as such and may be requested to work with other team members. Throughout the summer, the Development Intern will be exposed to the many different means and mechanisms behind the successful development of affordable housing. This ranges from meeting with residents and community members, to assessing financial feasibility and researching programs and policies. The Intern will leave the summer specifically with:

  • Assessing the feasibility of potential acquisitions using an underwriting model.
  • Acting on a team of professionals including architect, engineer, real estate broker, lawyer and contractor to assist in the timely closing of new acquisitions.
  • Attending meetings of community stakeholders.
  • Collaborating with community stakeholders including residents, neighbors, public agencies and other groups.
  • Tracking project budgets to ensure projected financial objectives.
  • Assembling the due diligence and application materials for financing applications, and organizing the submission process for said applications.
  • Data collection, verification and other support for efforts to improve POAH’s portfolio information systems.

Knowledge and Experience:

Candidates should have demonstrated ability to:

  • Communicate effectively in person and in writing;
  • Perform spreadsheet and other financial analyses;
  • Make convincing public presentations using PowerPoint and other tools;
  • Manage simultaneous and competing activities and demands,
  • Remain organized and meet deadlines;
  • Be pleasant and good humored;
  • Act and dress in a manner consistent with a professional workplace

Internship is paid. Rate to be negotiated.
