JOB SUMMARY

The purpose of this position is to support individual, multi-disciplined real estate project solutions for healthcare and industrial clients, in medical facilities, urgent care facilities, large box warehouses, and manufacturing facilities. The ideal candidate will be responsible for coordinating with capital panning, developing project scope, schedule and budget, managing design and construction, and serving as the project manager with internal and external stakeholders.

JOB LOCATION: IRVING, TX (Must be within driving distance to be considered)


ESSENTIAL DUTIES AND RESPONSIBILITIES


Leads low to medium cross-functional projects and programs end-to-end using a formal PMO process. Facilitates the development of a charter and integrated timeline. Ensures all functions remain on schedule and issues get resolved or escalated. Responsible for program is competition.

Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.

Demonstrates capability to read, understand and apply standard to complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.

Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.

Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to complex request for proposals; completes bid analysis; leads evaluation interviews, recommends resources to clients.

Leads project delivery resources/team (typically larger more experienced team) providing project guidance and direction to achieve project goals.

Facilitates regular meetings to review project status for active and pending projects (project pipeline). Collaborates with core team to develop solutions and leads project team through implementation and completion.

Responsible for reporting status of individual and groups of projects and programs. Provides appropriate levels of detail, and summarizes complex issues succinctly.

Manages internal and external relationships in support of program. May contract and manage vendors. May provide consultation on complex low to medium scale projects that integrate into an organized program.

Creates, maintains & distributes routine PMO reports, including status reports and updated Gantt charts.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.

EDUCATION and EXPERIENCE
  • Bachelor's Degree in Architecture, Engineering, or Construction Management
  • Minimum of 4 years of experience in project management of healthcare and industrial construction projects.
  • Preferred experience in design/construction management for hospital or medical facilities, urgent care facilities, industrial warehouses, and manufacturing facilities.
  • Minimum of 4 years of experience delivering projects on-time, within budget, and with the standard of care and quality expected of similar industry professionals.
  • Effective communicator with the ability to communicate with internal/external project team members such as stakeholders, building owners, managers, architects, engineers, contractors, and authorities having jurisdiction
  • Experience with software MS Excel, MS Word, MS Project, PowerPoint, & MS Projects
  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future

CERTIFICATES and/or LICENSES

PgMP (Program Management Professional) or PMP (Project Management Professional) certifications preferred.



COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY


Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and ABILITIES

Strong process skills, negotiating, decision-making and analytical skills are necessary. Demonstrated ability in project management processes, tools and techniques.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
